Description of Site Being Assessed
I assessed the Hibernian House, location – Studio 401, 342 Elizabeth St, Surry Hills NSW 2010, South Australia. The building is a graffiti-laced five-storey situated in a grungy. The House is a home for a number of artist studios, and it also offers accommodation services. The building is also used for theatre, as a dance studio, and as a gallery space. This structure has been a home to a number of DIY gig, exhibition and party. Many artists have called it home. Because of the existing conditions and usage, the structure has undergone major and minor structural damages which prompt for its renovation.

After a walkthrough the building, I classified the building to be in a rating scale of 3, i.e “fair” status. The building is in “an average condition, significant defects are evident, various finishes are necessary, maintenance services are functional but need attention, and also deferred maintenance work exists” (Abbott, Mc Duling, Parsons, & Schoeman, 2007).

However, a detailed assessment of the building shows that building is in a good and fair condition. However, there are general signs of deterioration and thus the structure requires some significant attention. There is an exhibition of significant deficiencies by some elements as far as functionality is concerned. There is also an increased vulnerability to risk (Abbott, Mc Duling, Parsons, & Schoeman, 2007).
Building classification
Hibernian House can be categorized in Class 5 according to the NCC. The building is “an office building used for professional or commercial purposes, excluding buildings of Class 6, 7, 8, 9” (Australian Building Codes Board, 2013). As detailed earlier, the Herbanian House is accommodates studios, gallery spaces, theatre spaces and has accommodation facilities. All these facilities are either offices or used for commercial services, and thus categorizing the building under Class 5 of the NCC building classification code.

Hot water supply

All areas where plumbing is done has a hot water supply system. These areas include the washrooms, kitchens and other areas such as wash basins, etc.

b). Briefly describe how the ventilation and air distribution layout in your sketch is appropriate for the building design. (Maximum 100 words)
Provided in the appendix is a layout for the building design. The layout provided is appropriate because it is based on the building ventilation rate, airflow direction, and the pattern of airflow. The layout also incorporates both natural ventilation – mechanisms for outdoor air to flow into the building naturally, and also mechanical ventilation – air conditioners installed at specific locations to supply air into the building, and also to exhaust air from the building rooms.
Identify two possible faults or problems with the site services you have rated above. Suggest a recommendation for each fault/problem that you could make to Sullivonto management. Your recommendation should include the action that could be taken to rectify the fault/problem.

1. Leakage and water seepage in some rooms and areas of the building.

1. The water seepage and leakages could be caused by broken pipes or drainage pipes. Repair works (preferably plumbers) should check the conditions, identify causes of the leakages and seepages, and promptly repair them.

2. Exposed electrical wiring; and poor lighting systems – lamps are dark.

3. Replace all lamps with new and bright ones. All exposed wires should be wrapped with insulation tapes by a qualified electrical technician to avoid further exposure and risk of electrical faults.
